Frequently Asked Questions
What do I do in case of an emergency?
Emergencies include fire, flood, electrical outage and imminent danger to the common elements. Please make sure you are calling from a safe place. If you are calling about a fire or theft, please call 9-1-1 first and then report it to us. Emails are not answered on weekends or outside of business hours, so telephone is the only way to contact emergency response. Please call 519-666-2332 to obtain the emergency contact number.
Do you have any contractors on your payroll?
Dickenson Condo Management does NOT have any contractors that work directly for us. We hire independent contractors on the Board’s behalf, preventing any conflict of interest. This results in no markup on invoices by DCM.
How can I request a proposal?
Send us an email at info@dickenson.ca or fill out our Connect with Us form with the following information: Corporation number, location, your contact information and when you’re looking to make a change. We’ll be back in touch within a day or two for more information!
Where do we do business?
Dickenson Condo Management operates in London, St. Thomas, Strathroy and surrounding areas.
How much are my condo fees? How can I pay them?
Your condo fees are set by the Board yearly and are due the 1st of each month. You can find out exactly how much you owe by logging in to your owner portal on Buildium. You can pay your condo fees by cheque, signing up for Pre Authorized Payment of fees or through e-Pay on Buildium.
How do I log in to Buildium?
A valid email is required in order to get access to the resident site.
Buildium’s resident site allows unit owners and Board members to view their financial transactions, submit maintenance requests, and make payments online.
How do I order a Status Certificate?
Click here for the form to fill out for a Status Certificate. Each certificate costs $100.
What if I’m selling my unit and I don’t have a closing date for the status certificate?
You can fill out all the fields possible, without the purchaser information. We recommend purchasers call to confirm current fees owing before relying on a certificate provided by a seller.
How long does it take to get a Status Certificate?
Section 76 (3) of the Ontario Condo Act states: The corporation shall give the status certificate within 10 days after receiving a request for it and payment of the fee charged by the corporation for it. We’ll try to get it to you faster, though!
How do I do my required Online Training from the Condo Authority of Ontario (CAO)?
Dickenson Condo Management registers all new directors with the CAO. Your email address will receive an email (check your junk mail, if you don’t see it), with an invitation code and a link to the website. If you don’t see it, you can go to the CAO website and contact them, asking for access. Unfortunately, DCM has no ability to get you logged in, once you’re registered.
